Villa Pierotta is located just 4 km from Scarlino, in the authentic heart of the Maremma Grossetana. The property, consisting of the main villa and the annexe, is nestled within a large private park surrounded by olive trees, cypresses, and postcard-perfect rolling hills, offering a magnificent panoramic view of the surrounding landscape and the Tyrrhenian Sea. The entire estate extends over 13 hectares, completely encircled by olive groves, and is accessible exclusively to guests through an electric gate.
The beautifully maintained garden is a Mediterranean oasis filled with fragrant plants, winding paths, and green spaces perfect for relaxing outdoor walks. Guests can also enjoy a 400 sqm sun terrace immersed in the garden, ideal for sunbathing or admiring breathtaking sunsets in total tranquility.
The stone residence retains all the rustic charm of traditional Tuscan architecture — terracotta roof tiles, exposed wooden beams, and a splendid stone façade — combined with large outdoor spaces designed for maximum comfort. Outside, a spacious 40 sqm covered porch stands out, furnished with a dining table and barbecue: perfect for dining under the stars and enjoying pleasant grilled dinners with friends.
A scenic terracotta staircase leads to the wonderful private swimming pool (18 x 9 m), open from April 1st to October 15th, a large rectangular basin surrounded by a pale-stone terrace with sun loungers, umbrellas, deckchairs, and an elegant lounge area with gazebo, ideal for reading or enjoying a drink in the shade.
Guests also have access to a covered indoor parking area, as well as a large private outdoor parking area with space for up to 20 cars. The property also offers a free charging station for electric vehicles, making the stay even more comfortable and sustainable.

Villa Pierotta consists of the main building and the dependance. The whole property can sleep up to 13 people, with 7 bedrooms and 7 bathrooms. Internet Wifi is included. All bedrooms are equipped with satellite tv, air conditioning, and mosquito nets. Upon request, all twin bedrooms can be transformed into double rooms.
3 baby cots and 3 high chairs are available upon request. Pets are welcome upon request (maximum 1 pet).

Main building: The refined stone structure extends over 2 levels and can host up to 11 people. On the ground floor, there is a bright living area, consisting of a fully equipped kitchen — complete with refrigerator, microwave, stovetop, toaster, Italian and American coffee machines, dishwasher, glasswasher and oven — and a spacious living room with direct access to the porch, enhanced by a fireplace, satellite tv, and two comfortable sofas.
Adjacent, a large dining room with multiple tables, also equipped with a fireplace and satellite tv, can host up to 13 people and features an elegant opening onto the garden.
The ground floor also includes a restroom with a double sink, accessible to people with disabilities.
The upper floor is dedicated to the sleeping area, which comprises 6 bedrooms arranged as follows: 5 twin bedrooms with ensuite bathrooms (all with showers); 1 single bedroom with ensuite bathroom (with shower).

Dependance: Next to the main building is a charming stone dependance, entirely located on the ground floor and perfect for accommodating up to 2 guests.
It offers 1 twin bedroom with ensuite bathroom (with shower) and direct access to the garden, also ideal for guests with accessibility needs.
Completing the property, there is a convenient laundry room equipped with a sink, iron and ironing board, washing machine, and an additional refrigerator.

Prices and conditions

Included in the price: Utilities (water, gas, electricity); Internet Wifi; house, garden and pool maintenance.

Excluded from the price: Final cleaning (300.00€); extra linens (12.00€ per person); extra cleaning (15.00€ per hour); wine tasting (to be arranged with the owner). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 500.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.

Villa Pierotta is located a few km from Scarlino, a charming Medieval village in the Tuscan Maremma, perched on a hill overlooking the countryside and the Gulf of Follonica. Its stone-paved alleys and the Aldobrandescan Castle create an authentic atmosphere and offer sweeping views that reach as far as the Tuscan Archipelago.
The surrounding area is home to some of the most beautiful beaches on the coast, such as Cala Violina, Cala Civette and Cala Martina, all accessible through scenic paths immersed in Mediterranean scrub. Marina di Scarlino provides an elegant setting with restaurants and opportunities for boat excursions, while the nearby seaside towns of Follonica, Punta Ala and Castiglione della Pescaia offer long sandy beaches as well as quieter, more unspoilt stretches of coastline.
