Surrounded by a vast fenced garden of over 20,000 sqm, enriched with palm trees, centuries-old trees, manicured lawns, ornamental plants, and expertly shaped hedges, the property offers an exclusive and restorative atmosphere: the perfect retreat for those seeking peace, comfort, and an authentic connection with nature.
Guests can enjoy a wide range of outdoor spaces, services, and facilities designed for relaxation, leisure, and fun for both adults and children:
- Fenced private pool (12 x 6 m, depth up to 2 m), located on a lower level of the garden and open from April 15 to October 15. It features a hydromassage area, outdoor shower, and a sun terrace equipped with sun loungers, deck chairs, and umbrellas.
- Tennis court surrounded by greenery, available year-round (from 8:00 AM to 7:00 PM, by reservation and included in the stay), ideal for outdoor sports in a unique setting.
- Fully equipped gym (open year-round, extra charge), featuring professional machines for every training need. During the summer season, it opens onto the outdoors, allowing guests to exercise in direct contact with the surrounding landscape.
- Heated outdoor hot tub for up to 6 people (available year-round, extra charge), set in the greenery and perfect for moments of pure relaxation and rejuvenation.

Internal description

Villa Ippolito is a welcoming complex consisting of 4 independent apartments, tastefully furnished and designed to ensure a stay focused on comfort and relaxation. All units are provided with air conditioning, tv, Internet Wifi, and window mosquito nets, ensuring convenience and well-being in every season.
Guests can also enjoy pleasant shared spaces, including a large recreation room featuring wide glass windows and wooden finishes, ideal for meals and social gatherings, and a fully equipped shared kitchen. Both areas are located on the terraced ground floor overlooking the swimming pool. A guest bathroom is also available in this area.
2 baby cots are available upon request. Pets are not allowed.

It offers a kitchenette equipped with stove, microwave, coffee machine, and tea corner, a dining table, and 1 double bed. The private bathroom includes a shower. - Apartment 2 (40 sqm, 4 guests): bright one-bedroom apartment with independent entrance on the ground floor, consisting of 1 double bedroom, a private bathroom with shower, and a living room with a double sofa bed, dining table, and kitchenette equipped with stove, microwave, coffee machine, and tea corner. It stands out for its beautiful views of the garden, pool, mountains, and inner courtyard. Outside, it offers a furnished patio, a terrace with a gazebo ideal for outdoor dining, sun loungers, and a barbecue.

- Apartment 3 (45 sqm, 4 guests): comfortable one-bedroom apartment located on the first floor, with external entrance from the street side and a shared staircase with Apartment 4. It consists of a kitchenette equipped with stove, microwave, coffee machine, and tea corner, dining area with table, single sofa bed, 1 double bedroom, and a private bathroom with shower. It enjoys beautiful views of the garden, pool, mountains, and inner courtyard. The property is completed by a dedicated outdoor area with gazebo and barbecue, ideal for relaxing and enjoying the outdoors.

- Apartment 4 (30 sqm, 3 guests): cozy studio apartment on the first floor with panoramic views of the garden, pool, mountains, and inner courtyard. It features a kitchenette equipped with stove, microwave, coffee machine, and tea corner, dining table, 1 double bed, a 120 cm sofa bed (a small double bed, ideal for 1 person), and a private bathroom with shower. A barbecue is also available for pleasant outdoor grilling sessions.

Prices and conditions

Included in the price: Utilities (water, gas, electricity); Internet Wifi; house, garden and pool maintenance; use of the tennis court.

Excluded from the price: Final cleaning (150.00€); use of the outdoor hot tub (15.00€ per person for 40 minutes); use of the gym (15.00€ per person per stay); evening lighting of the tennis court (10.00€); sweet/savory breakfast on request; aperitif (15.00€ per person, including a bottle and a platter of typical local products); house cleaning and tidying with towel change during the week (30.00€); relaxing/deep tissue massages available on-site (minimum 2 people, to be booked 2 days in advance). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 500.00€ security deposit (credit card), which will be returned at the end of the stay upon any damages.

Villa Ippolito is nestled among the gentle rolling hills of the Marche region, in Sant’Ippolito, a charming historic village in the heart of central Italy, ideally located for exploring the natural and cultural beauty of the area. This small town, known as the “village of stonemasons,” preserves a centuries-old tradition of sandstone craftsmanship, still alive today in its artisan workshops and studios, such as that of Natalia Gasparucci, where visitors can experience this ancient art up close.
Its strategic location makes it easy to reach the sea in a short time: the beaches of Fano and Marotta are about 20 minutes away, while Pesaro and Senigallia can be reached in just half an hour, offering a wide choice of sandy shores and lively seaside towns along the Adriatic coast.
Just 15 minutes away lies one of the most striking natural landscapes in the area, the Furlo Gorge Nature Reserve, a spectacular canyon carved by the Candigliano River between towering rock walls. The ancient Via Flaminia also runs through here, including a tunnel commissioned by Emperor Vespasian.
