Villa County is a charming historic country estate located in the heart of the picturesque Casentino Valley, in the municipality of Bibbiena, surrounded by unspoiled landscapes of rolling hills, woodlands and lush greenery. Once the holiday residence of the noble Ghezzi family, this enchanting property still preserves all the charm and authenticity of a traditional Tuscan villa.
Completely fenced and featuring independent access, the villa guarantees total privacy and tranquility. The estate is set within a large private park with well-kept lawns, where guests will find a spacious fenced private swimming pool (16 x 8 m, depth 1.30 m), open all year round and equipped with sun loungers, deck chairs, parasols and an outdoor shower.
The outdoor spaces have been designed to fully embrace the beauty of the Tuscan countryside. A charming outdoor dining area, shaded by a pergola covered with climbing plants, provides the perfect setting for relaxing breakfasts, lunches and dinners surrounded by nature. Nearby, guests will also find a wood-fired oven, a barbecue, a laundry room with washing machine and a convenient service bathroom.
Approximately 300 metres from the villa, within easy walking distance, guests can enjoy free access to a tennis court available upon reservation. In the same area there is also a table tennis table, perfect for leisure time with family and friends.
Nature lovers will appreciate the educational nature trail and the private lake dedicated to sport fishing, freely accessible to guests who bring their own fishing equipment.
Just 400 metres from the property, a refined wellness centre is available upon reservation and at an additional cost. The spa includes a hot tub, sauna, heated swimming pool (8 x 4 m) naturally purified with sea salt, chromotherapy shower and a comfortable relaxation area. Massages and personalised treatments can also be booked and enjoyed either inside the spa or in the outdoor areas of the villa.
Guests are also welcome to explore the estate's large organic vegetable garden, cultivated according to traditional local farming practices.
The property also offers 6 covered private parking spaces.

Internal description

Recently renovated with great attention to detail, Villa County has successfully preserved the elegance and original character of the residence through typical Tuscan architectural features such as exposed wooden beams, terracotta floors, stone fireplaces and bright, spacious interiors.
The property can accommodate up to 20 guests and consists of 2 apartments located in the main villa, 2 independent guest houses and a large shared annex. In total, there are 8 bedrooms and 9 bathrooms.
Included Internet Wifi. Upon request, 2 high chairs are available free of charge, while 1 baby cot can be provided at an extra cost. Pets are welcome upon request.

Shared annex (140 sqm): The social heart of the estate, this shared building is the ideal place for cooking and gathering together. Located in the centre of the garden, it features a spacious dining room with a fully equipped kitchen, a service bathroom and a laundry room with washing machine. Outside, there is a large covered terrace with a pergola, furnished with wooden tables and chairs. Both the indoor dining area and the outdoor terrace can accommodate up to 28 seated guests.

Apartment 1 (204 sqm): Located on the ground floor of the main villa, this apartment can accommodate up to 7 guests and consists of:
- 1 triple bedroom with double bed and single bed, ensuite bathroom with shower and bathtub;
- 1 double bedroom with ensuite bathroom with shower;
- 1 twin bedroom with two single beds and ensuite bathroom with shower;
- a spacious living room with decorative fireplace and equipped kitchen.
Guests also have access to a private patio furnished with tables and a parasol.

Apartment 2 (190 sqm): Located on the first floor of the villa and accessed via an external staircase, this apartment can accommodate up to 6 guests and you will find:
- 1 double bedroom with ensuite bathroom with shower;
- 1 double bedroom;
- 1 twin bedroom with two single beds;
- 1 bathroom with shower;
- a sitting room with decorative fireplace and equipped kitchen.
A pleasant panoramic terrace furnished with tables completes the apartment.

Guest house 1 (50 sqm): Situated in front of the main villa, this guest house is entirely on the ground floor and can sleep up to 3 guests. It consists of:
- 1 triple bedroom with double bed and single bed;
- 1 bathroom with shower;
- a small equipped kitchen.
Outside, there is a private garden area furnished with a table.

Guest house 2 (100 sqm): More secluded than the other buildings on the estate, this guest house offers a peaceful and private setting and can host up to 4 guests. Arranged on a single ground-floor level, it is made up of:
- 1 double bedroom;
- 1 bathroom with shower;
- a living room with 2 single sofa beds, decorative fireplace and kitchen.
Guests can also enjoy a pleasant private outdoor area overlooking the garden, furnished with tables and a parasol.

Prices and conditions

Included in the price: Utilities (water, gas, electricity except heating); Internet Wifi; house, garden and pool maintenance; use of the tennis court by reservation (free of charge).

Excluded from the price: Final cleaning (500.00€); heating charged based on consumption if used (5.00€/m3); baby cot (50.00€); use of the spa upon reservation (250.00€ per day, up to a maximum of 8 people at a time). Several extra services and experiences are available on request, including: wellness treatments and massages, private chef, pizza party, cooking classes, red wine and olive oil tasting, traditional-method sparkling wine tasting, guided e-bike tours, trekking and cycling in the Casentinesi Forests National Park, horseback riding, and hang-gliding excursions. Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 500.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.

Just a few minutes from the villa lies the Casentinesi Forests National Park, Monte Falterona and Campigna, one of Italy’s most important protected natural areas, renowned for its millennia-old forests, scenic trails, extraordinary biodiversity, and countless opportunities for trekking, e-bike tours, nature walks, and outdoor activities in every season. The park is also a place of great historical and spiritual significance, where nature and silence blend into a truly unique atmosphere.
Bibbiena, easily accessible and offering all essential services, boasts a charming historic centre worth exploring. Just a short distance away lies Poppi, one of Italy’s most beautiful medieval villages, home to the impressive Castello dei Conti Guidi and the renowned Parco Zoo di Poppi, attractions that make the area particularly appealing from both a historical and naturalistic perspective.
The Casentino area is also a renowned destination for religious tourism. The Hermitage of Camaldoli, set within the forests of the park, the Abbey of Vallombrosa, famous for its monumental woodlands, and the Sanctuary of La Verna, a place of deep spirituality where Saint Francis received the stigmata, are unmissable landmarks from both a spiritual and scenic point of view.
The location is also strategic for day trips to some of Tuscany’s most famous art cities. Arezzo, with its outstanding artistic heritage, the works of Piero della Francesca, and the renowned Antiques Fair held on the first weekend of every month, is easily accessible. Cortona, a charming Etruscan hill town, offers unforgettable views over the Valdichiana and is celebrated for its romantic and cultural atmosphere.
