The estate extends over 25 hectares of land and, being fully fenced, ensures privacy and peace in a naturally captivating setting. The meticulously maintained garden features expansive lawns, centuries-old olive trees, and a fragrant herb garden.
The true highlight is the stunning private swimming pool (13 x 4 m, depth 1.50 m), also fenced and available from June 1st to the end of October. Its design evokes the soft lines of a beach, enhanced by a pergola with sun loungers and a welcoming lounge area, perfect for relaxing under the Tuscan sun.
Outdoors, a modern flat-roof pergola provides an inviting space to fully enjoy open-air living, with a spacious dining area and barbecue ideal for sharing convivial meals surrounded by the countryside.
For those seeking wellness and relaxation, the property also offers free access to the Yoga House, located just a few steps from the villa (approximately 10 meters away). This bright space features wooden flooring, a dedicated studio, and a bathroom with shower and double sinks, ideal for practicing in complete serenity.
The amenities are completed by a large private outdoor parking area accommodating up to 10 cars, as well as a convenient electric vehicle charging station.

Indoors, each double bedroom has been carefully designed down to the smallest detail, featuring bespoke furnishings and unique antique pieces that enhance its distinctive character. From Murano glass chandeliers to elegant ceiling finishes, and from soft, high-quality linens to premium beds, every element contributes to creating an atmosphere of refined comfort, ideal for a truly restful stay.

Ground floor: The main level is dedicated to the living area, spacious and open-plan, tastefully furnished in a refined and welcoming contemporary rustic style. Large French doors create a seamless connection with the outdoors, blending indoor spaces with the garden and offering a harmonious sense of continuity with nature.
The living area is organized into several perfectly integrated spaces: a comfortable lounge with sofas, armchairs, and a beautiful glass-fronted working fireplace, a convivial dining area with a wooden table, and a kitchen with a central island that serves both as a worktop and a convenient space for breakfast or a quick snack. The kitchen beautifully combines tradition and modernity and is fully equipped with an oven, dishwasher, microwave, hob, blender, toaster, coffee machine, and American-style fridge with ice dispenser.
This level is completed by a private study, a practical laundry room equipped with washing machine, dryer, iron and ironing board, as well as a guest bathroom.
The sleeping area on this floor includes 1 double bedroom with ensuite bathroom (featuring shower, bathtub, and double sink) and 1 single bedroom.

First floor: The upper level is entirely dedicated to rest and privacy, featuring 4 elegant double bedrooms, each with its own ensuite bathroom complete with shower and double sink.

Prices and conditions

Included in the price: Utilities (water, gas, electricity); final cleaning; Internet Wifi; house, garden and pool maintenance.

Excluded from the price: Any extra services upon request. Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 800.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
