Villa Saragano stands in the enchanting setting of the Umbrian hills, just a few kilometers from Gualdo Cattaneo, within an authentic landscape of vineyards, olive groves, and rolling green horizons that stretch into the distance.
The property is set within an extraordinary 220-hectare unspoiled estate, dotted with ancient farmhouses and enhanced by a hidden lake nestled among the vegetation. The villa is surrounded by a large, fully fenced private garden of approximately 3,000 sqm, where majestic centuries-old trees provide shade, coolness, and an atmosphere of absolute tranquility.
Within the garden, a variety of thoughtfully designed outdoor spaces invite you to fully embrace open-air living: an elegant panoramic lounge area with a gazebo, sofas, and comfortable armchairs, perfect for sunset aperitifs; a charming historic stone trough measuring 5 x 2.5 meters, a testament to the property’s heritage; and a beautiful dining area shaded by a natural pergola, ideal for convivial dinners thanks to the barbecue and wood-fired oven.
The highlight of the outdoor spaces is the magnificent private panoramic pool, rectangular in shape (10 x 5 m, depth 1.40 m), framed by elegant natural stone paving. Open from May 1st to October 1st, the pool area is equipped with comfortable padded daybeds, sun loungers, umbrellas, an outdoor shower, chairs, and small tables, offering everything needed to relax in total privacy while enjoying views over the surrounding hills.
The property also includes a convenient private outdoor parking area with space for up to 6 cars.

Internal description

Villa Saragano consists of the main building and an independent annex, located in front of the pool and used as an exclusive club house. The entire property can accommodate up to 12 guests, with 6 bedrooms and 5 bathrooms. Internet Wifi is included. All bedrooms (except one) are equipped with air conditioning. Upon request, 2 baby cots and 2 high chairs are available. Pets are allowed upon request.

Main building (390 sqm): The main building is spacious and welcoming, with bright and airy rooms thanks to large French doors that create a perfect balance between indoor and outdoor spaces.
On the ground floor, the fully equipped kitchen opens onto a spacious dining area that comfortably seats 12 people, connected to an elegant living room with a sofa, two armchairs, and a fireplace that adds warmth and atmosphere. In the same area, there is a game room with an antique table and four chairs, ideal for leisure and social moments.
The main entrance leads to a salon of approximately 60 sqm, featuring a large billiard table, a lounge with fireplace and tv, perfect for relaxing or entertaining guests.
From the six-step staircase in the entrance, you reach a refined reading room with comfortable armchairs and bookshelves, which opens onto the day room with a large hallway connecting the different areas of the house. On this floor, a bedroom with two separate single beds includes an en-suite bathroom; although it does not have air conditioning, it remains a cool and pleasant environment.
Climbing five more steps leads to the master bedroom, elegant and spacious, with a four-poster bed, fireplace, air conditioning, and a large en-suite bathroom with a bathtub, ideal for moments of total relaxation. A corridor then leads to two double bedrooms – one with separable beds – both equipped with air conditioning and a shared bathroom with shower, separated by a practical hallway.
Finally, climbing two steps, you reach the last bedroom, refined and comfortable, with a separable double bed, air conditioning, a small antechamber with wardrobe, and a large en-suite bathroom featuring a three-meter shower.

Club house (50 sqm): The independent annex, located in front of the pool, offers an elegant suite with a double bed, lounge area with sofa and tv, air conditioning, and boudoir. The bathroom is equipped with a shower, making this space ideal for guests seeking privacy and comfort without giving up proximity to the pool.

Prices and conditions

Included in the price: Utilities (water, gas, electricity); Internet Wifi; house, garden and pool maintenance.

Excluded from the price: Final cleaning (350.00€).Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 1,500.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
